Pricing plays a key role in selling a home. The strategy you and your agent choose can mean the difference between selling your home right away and it sitting on the market for months.

Always remember, the amount you want for your home may not be a realistic price for the market. The amount of money you have spent on your home does not determine the market value.

Once you have determined your home value it is important to prep your home to appeal to future buyers. The first thing you need to do is make sure you have curb appeal. The photo of the front of your home is going to be the first impression for potential buyers. If the buyers like what they see they are going to want to see your home in person which means you have to maintain that first impression. If your home is not ready you can lose a sale before anyone even steps in the door. Here are tips to help you with the process:

Add Flowers To The Front Porch: Planters on the front porch filled with beautiful flowers can make your home feel more inviting.

Pressure Wash The Driveway: Pressure washed driveways and walkways are so much better than a dirty, oil stained driveway which can give the impression of a home that may need some work.

Add Or Replace House Numbers: If you want people to easily find your home make sure your house numbers are visible from the street and that they are clean and crisp. If possible consider making sure they are well lit for visibility at night. You may also want to evaluate your mailbox.

Keep The Lawn & Garden Tidy: An abandoned looking yard makes buyers think the home might be neglected. A fresh cut lawn and well-manicured gardens show a well-cared for home. Make sure to stay on top of lawn mowing, especially for showings.

Update Exterior Light Fixtures: Shiny new fixtures will brighten up your home at night, and look clean and polished during the day. Evaluate the front door handle and lockset as well.

Add A Welcome Mat: Add a brand new welcome mat to greet buyers as they walk through the front door. Even the small details like this can make a home feel more inviting.
